Well Cottage Terms & Conditions
General Information
Well Cottage will hereinafter be referred to as “We”. “You” refers to the customer making the booking and the members of their party.
How to Book:

1b, Bookings are for a minimum of 3 nights. Bookings over Christmas are for a minimum of 5 nights.
1c, Well Cottage sleeps 4. We can provide 1 extra bed at a charge of £25 per stay & a cot free of charge.
1d, Once you have decided on your booking please complete the booking form on the website www.wellcottagerutland.co.uk or telephone

1e, Provisional bookings can be made & will be held for 3 days from the date of the provisional booking. Once the 3 days have expired the booking will become a completed booking & the charges listed in section 2 must be paid.
1f, All special offer bookings must be paid in full within 2 days.
1g, The lead name on the booking form must be over 18 years of age.
Payment
2a, Please see current prices.
2b, A deposit is required to reserve you booking. The deposit is £100 for any period of booking except Christmas & New Year. The deposit for Christmas & New Year bookings is £200.
2c, For large bookings of 6 persons or over and single sex parties an additional deposit of £150 is required. This deposit will be refunded at the end of the booking period. This deposit will be retained if complaints are received from neighbours concerning noise or behaviour.
2d, The remainder of the balance is payable no later than 8 weeks prior to your arrival at Well Cottage.
2e, The deposit is non refundable in the event that you change your mind about the booking (please see cancellation section 3)
2f, Payment can be made by BACS or Paypal. Please note of wanting to use Paypal you will liable for their charges. Cheques must be made payable to Hollis Farming and can only be accepted if the cheque is received no later than 2 weeks before the commencement of the rental.
2g, Once the deposit, or full payment if a late booking, has been received a confirmation invoice will be sent to you. A contract will then be formed between you & Well Cottage. The confirmation will be send by email or post whichever method you have requested at the time of booking.
2h, You must check the details on the confirmation invoice & notify us as soon as possible if any information is incorrect. You can telephone us on 07454 745443 / 01572 813048 or email us as info@wellcottagerutland.co.uk
2I If the final payment is not received within the correct time your booking will not be confirmed. We will withhold the deposit already received to cover our administration costs. Please see section 5K.
Cancellations
3a, You may cancel your booking but will incur a fee subject to the following:
A, The deposit is non refundable in the event that you change your mind about the booking, it is advised that you take out holiday insurance.
B, 6-4 weeks prior to arrival – 50% of the total charge.
C, 4-2 weeks prior to arrival – 75% of the total charge
D, 2 weeks or less prior to arrival – a refund may be made at our discretion if the accommodation is able to be resold, we may pay a partial refund.
3b, Cancelation must be made in writing and sent to 49 Main Street, Cottesmore, Oakham, Rutland, LE15 7DH.
3c, We may cancel your booking before arrival date. If we do, we will refund any monies paid.
3d, Once you have arrived at our cottage we reserve the right to ask you to leave our premises in the following situations.
A, Nuisance such as noise.
B, Unacceptable/offensive behaviour to staff.
C, Vandalism
D, Damage, Destruction to the cottage grounds.
E, Disturbing neighbours
3e, We will not be liable to pay any compensation if we cancel your booking in accordance with section 3d.
Force Majeure
We regret we cannot accept responsibility or pay any compensation where the performance or prompt performance of our contract with you is prevented or affected by reason of circumstances which amount to force majeure. Circumstances amounting to force majeure include any event which we could not even with all due care, foresee or avoid. Such circumstances include the destruction or damage of our holiday home, (which cannot reasonably be remedied to a satisfactory standard before the start of your holiday) through fire, flood, explosion, storm or other weather damage (including a period of electricity failure) break in, criminal damage or any similar event. Such circumstances also include riots or civil strife, natural or nuclear disaster, war or threat of war, actual or threatened terrorist activity and all similar situations beyond our control.
Your Obligations
5a, You will take proper care of the property and it contents. The cottage should be left in a
Clean & tidy manner as it was when you arrived. If you have any queries concerning the state of the cottage on your arrival please let us know.
5b, Breakages / damage must be reported to us and made good or paid for if appropriate.
5c, Well Cottage is strictly no smoking.
